Host Terms & Standards

Your responsibilities when listing, hosting and receiving payouts on Famlo.

Effective 15 September 2026Updated 4 September 2026Version 2.0

1. Eligibility, verification and authority

You must be at least 18, able to contract and authorised to offer the accommodation. Complete required identity/KYC, property-authority and tax verification and maintain all local licences, registrations, permissions and approvals applicable to the property and hosting activity. Provide accurate documents, PAN/GST declarations and bank details. Listing review is not a substitute for your own legal obligations.

2. Accurate listings and photographs

Describe the actual property, rooms, occupancy, amenities, access, location, house rules and limitations. Use photographs you own or are authorised to use that fairly represent the stay. Disclose material safety or access limitations and update the listing when conditions change. Misleading images or descriptions may lead to removal.

3. Pricing, calendar and inventory

Set and maintain accurate room prices, calendar availability and inventory. Review discounts and taxes shown in your records. Keep external and Famlo availability aligned using the tools available to you. Avoid accepting conflicting reservations and do not request undisclosed mandatory charges.

4. Host response and confirmed bookings

The booking journey is request → payment verified → Host decision → confirmed/rejected/timeout. Respond within the deadline shown for each request. A paid request awaiting your decision is not yet confirmed. If you cannot host, reject through the supported action.

Honour confirmed dates, accommodation and agreed booking terms. Provide accurate check-in and check-out times, access instructions and available arrival arrangements through the supported channels. If you must cancel, use the supported process and notify support promptly. Host cancellation makes the captured Guest payable eligible for a full refund, affects related payout records and may lead to review or restriction; Famlo does not state an automatic monetary penalty that is not implemented.

5. Guest privacy and safety

Use Guest information only for the booking, stay, lawful obligations and related support. Do not publish Guest contact or identity information or reuse it for unrelated marketing without appropriate permission. Protect documents and limit access to people who need them.

Maintain a safe, usable property, respect Guests and neighbours, disclose relevant restrictions, and report incidents promptly. Harassment, discrimination, illegal activity and undisclosed surveillance in private spaces are prohibited. Follow Community & Safety.

6. Fair use and reviews

Do not move a Famlo-originated booking or payment off-platform to avoid fees or safeguards. Do not fabricate bookings or reviews, offer rewards for positive reviews, retaliate over honest feedback or publish another person’s private information. Respond to reviews factually and respectfully.

7. Payouts, fees and taxes

The implemented commission is 16% inclusive of GST. Famlo’s platform service to the Host is invoiced at 18% GST under SAC 998552. Payout eligibility begins at checkout + 24 hours, subject to the checks, holds and adjustments described in Payments, Fees & Payouts.

Select either the Famlo Standard policy or an available structured Host Cancellation Policy. The selected policy is shown before booking and frozen into each booking; editing the property policy later does not change an existing booking’s snapshot.

You are responsible for your accurate tax classification, declarations and Host-issued accommodation invoices and credit notes where your verified tax status makes you the issuer. In other applicable cases, Famlo may issue the accommodation GST invoice under the implemented Section 9(5) model. Keep bank details current and cooperate with payout verification, reconciliation and refund adjustments.

8. Review, suspension and complaints

Famlo may investigate, request documents, restrict features, suspend a listing or account, or remove content for misleading information, failed verification, safety concerns, fraud, circumvention or breaches of these standards. Cooperate with enquiries and address identified issues.

Restrictions do not erase existing booking, refund, tax or settlement obligations. Contact Famlo to raise a concern about a decision; use Grievance Redressal for a formal complaint. By accepting “I agree to Famlo Host Terms” during onboarding, you agree to these standards and the linked platform policies.
